Project Summary

Significant contract knowledge and technical expertise were required to deliver this project from a complex asset register through comprehensive procurement exercise, taking this grade II listed property of 270,000 square feet from construction phase to 24/7 commercial operations.



New Bracken House is a grade II listed building providing 270,000 square feet of office space in the City of London. Constructed in the 1950s, the property takes its name from a former chairman of the Financial Times (FT), published at the site until the 1980s. The building underwent a major refurbishment and fit-out prior to re-occupation by the Financial Times.


Intrinsic Facilities Engineering (IFE) were appointed to work in partnership with the building services design consultants Elementa Consulting Ltd, to prepare a maintenance contract which would take New Bracken House from the construction phase into an operational one.

IFE worked closely with FT Procurement/ Facilities Team to formulate the terms of the agreement, building the maintenance specification around it and the operational requirements of the FT. Compilation of the asset register – including fabric, mechanical, electrical, public health (MEP), catering equipment and lifts – was completed prior to the installation of many of the services.

Project Summary

IFE brought its significant contract knowledge and technical expertise to formulate a suitable framework for a maintenance contract that would maintain warranties for the newly installed services whilst meeting required industry standards and being sympathetic to the FT’s 24/7 operational and business needs.


New Bracken House was still in construction phase when IFE came to compile the asset register, so this undertaking required an especially diligent and creative approach to the accurate verification of asset data. IFE achieved this through a combination of surveys, the review of drawings and specifications and use of building information modelling (BIM) system.

IFE delivered a comprehensive procurement exercise which included the pre-qualification of suppliers, competitive tender against the maintenance specification and a comprehensive tender report with recommendations. IFE held bi-weekly meetings with the Facilities Management and Procurement Teams with a final appointment based on a 3-stage interview process.
